The Plushusene homes in Ballerup are beautifully situated by Sømosen, whilst also being close to public transport, city life, shopping, and schools and childcare facilities.

Plushusene are situated in Sømose Hegn by Sømosen – an area where housing, student life and nature come together. The development lies between DTU Ballerup Campus and Sømosen and has been designed to blend in with the area’s existing woodland. Paths, meeting places and new connections tie the area together and provide easy access to both the natural surroundings and the surrounding urban life.

How to become a resident at Plushusene
We do not operate a ‘first come, first served’ waiting list. When letting properties, we focus on creating and maintaining a mix of residents that fosters an active and well-functioning community, with a good balance across generations and life circumstances.
Step 01
Find a property to rent?
Check this page to see if we have a property available that suits you. If we do, you can sign up for an open house. If there isn’t a suitable property available at the moment, you can join the interest list so that we can contact you.
Step 02
Come to our open day
Come along to the open day and meet our community coordinator, who will show you round the communal facilities and tell you about life at Plushusene. Which properties you can view will depend on availability and prior arrangement.
Step 03
Write a cover letter
To help ensure an active and well-functioning shared living community, we would ask you to complete a short, reasoned application.
The application form is to be completed online.
Step 04
Housing offers
We’ll discuss your needs and preferences regarding your accommodation, as well as your reasons for wanting to live in shared accommodation. If there’s a match, you’ll receive an offer for the agreed accommodation.
Step 05
Tenancy agreement
Once the RKI check has been completed, you will receive the tenancy agreement, which must be signed and returned to us within 7 days. If required, we will go through the agreement with you. The property will then be reserved for you.
Step 06
Payment
No later than 7 days after you have returned the signed tenancy agreement, you must pay 1 month’s rent in advance, as well as a deposit equivalent to 3 months’ rent.
Step 07
Get ready to move in
Before you move in, you’ll receive practical information on topics such as moving house and access arrangements, as well as an initial introduction to the Plushusene app.

Welcome!
The big day when you move in
has arrived!
We’ll be carrying out a handover inspection, during which you’ll also be given the keys to your new home. We hope you’ll soon feel at home.
Questions and Answers
We have compiled answers to some of the questions we are frequently asked. You can find other housing-related questions and answers under each individual housing scheme. If you cannot find the answer you are looking for, please do not hesitate to contact us.
Pets
You are permitted to keep one pet weighing up to 15 kg per tenancy, provided it does not cause a nuisance to other residents. Pets include dogs, cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to Plushusene for a pet permit before you move in or acquire a pet. You must not bring pets into the common house, the guest rooms or the conservatory.
What is included in the rent?
In addition to your home, the rent includes:
Property services, including shared tools, minor repairs and maintenance, and coordination with external service providers.
Shared activities and opportunities that make it easy to enjoy an active everyday life – most are included. If there is a fee for an activity or event, the price will always be shown in the app.
Access to the common house, which includes a fitness room, workshop, children’s den, multi-purpose room and lounge. The common house is a natural gathering place for all residents and provides a setting for meeting neighbours and building social connections.
Access to the Plushusene app.
Access to the orangery, community garden, green outdoor spaces, sports court and children’s play area.
Which services cost extra?
Use of the guest rooms, participation in communal dining, materials for certain activities, and events where residents have jointly chosen to bring in external instructors, speakers or similar are available at an additional cost.
Cleaning and window cleaning services can also be purchased separately.
The Common House
It is not possible to book the common house exclusively for private events, as residents of Plushusene must be able to use the facilities in the community centre.
Communal meals
We encourage all residents to take an active part in communal meals, but participation – and how often you take part – is entirely voluntary.
However, communal dining does require that residents take turns to help with the cooking.
Guest rooms
There are 2 guest rooms in the common house. As a resident, you can book the guest rooms via the Plushusene app. So, if family or friends come to visit, they can stay overnight without you having to rearrange your home. There is a small fee per night plus a cleaning fee per booking, which will cover the costs.
Waiting list – with us, it’s a register of interest
At Plushusene, we aim to foster a close-knit community and thereby offer you, as a resident, the best possible quality of life. That is why we go the extra mile to ensure we meet the expectations and interests of our future residents. We therefore do not use a traditional ‘first come, first served’ waiting list for our homes. Instead, you can fill in an online application form after you’ve attended an open house. If we don’t have any properties to show you at the moment, you can be added to our list of interested parties. We’ll then contact you when a suitable property becomes available.
Resident representation and resident influence
The residents of the housing community have decided to set up a residents’ representative body.
As a resident, you have a significant say in ideas, changes and improvements for the community. The elected residents’ representatives ensure that residents’ wishes are heard and, as far as possible, implemented.
At Plushusene, we have drawn up a set of house rules which the residents’ representative committee uses as a basis for its work. The residents’ representative committee and Plushusene work together to resolve any challenges and are constantly striving to optimise the framework for the community.
