At Plushusene, you live in your own private rental home – but with a sense of community right on your doorstep. Here, neighbours meet in the community centre for communal meals, social activities or a spontaneous cup of coffee.
The homes comprise two-storey terraced houses as well as flats in buildings with balconies and twin tower blocks. They vary in size, layout and style, so there are plenty of opportunities to find a home that suits your needs. The buildings are arranged in clusters around green courtyards featuring an orangery, kitchen gardens and playgrounds.
The houses are built of brick with patterned brickwork in three different shades, giving the development a varied and vibrant appearance.

Lisbjerg is situated approximately 9 km from Aarhus city centre and is a neighbourhood undergoing development. With a light rail service, a super cycle path and good road links, it is easy to get to and from Aarhus. At the same time, Lisbjerg is growing with new homes, workplaces and amenities as the neighbourhood develops.

Even when the rain is drizzling and the sky is overcast, the community centre is buzzing with life. Two lads are playing football, and the room is all theirs – that’s how it is here: there’s always room for activity, laughter and a sense of community. That’s why the place has ‘plus’ in its name – because there’s always something extra. A little something extra in the day, in the atmosphere, in the people around us. It’s so lovely to live somewhere where there’s life all day long and room for everyone ❤️

How to become a resident
How to become a resident at Plushusene
We do not operate a ‘first come, first served’ waiting list. When letting flats, we focus on creating and maintaining a mix of residents that fosters an active and well-functioning community, with a good balance across generations and life circumstances.
Step 01
Find a property to rent
Check this page to see if we have a property available that suits you. If we do, you can sign up for an open house. If there isn’t a suitable property available at the moment, you can join the waiting list so that we can contact you.
Step 02
Come to our open day
Come along to our open day and meet our community coordinator, who will show you round the communal facilities and tell you about life in the Plushusene. Which properties you can view will depend on availability and by appointment.
Step 03
Write a letter of application explaining your reasons for applying
To help ensure an active and well-functioning residential community, we ask you to complete a short, reasoned application. The application form is to be completed online.
Step 04
Housing offers
We’ll discuss your needs and preferences regarding the property, as well as your reasons for wanting to live in a shared house. If there’s a match, you’ll receive an offer for the agreed property.
Step 05
Tenancy agreement
Once the RKI check has been completed, you will receive the tenancy agreement, which must be signed and returned to us within 7 days. If required, we will go through the agreement with you. The property will then be reserved for you.
Step 06
Payment
No later than 7 days after you have returned the signed tenancy agreement, you must pay 1 month’s rent in advance, as well as a deposit equivalent to 3 months’ rent.
Step 07
Get ready to move in
Before you move in, you’ll receive practical information on topics such as moving house and access arrangements, as well as an initial introduction to the Plushusene app.

Welcome!
The big day when you move in
has arrived!
We’ll be carrying out a handover inspection, during which you’ll also be given the keys to your new home. We hope you’ll soon feel at home.

Pets
You are permitted to keep one pet per tenancy, provided it does not cause a nuisance to other residents. Pets include dogs, (indoor) cats, birds, rabbits, hamsters and guinea pigs. Please note that you must apply to Plushusene for permission to keep a pet before you move in or acquire a pet. You must not bring pets into the communal lounge, the guest rooms or the conservatory.
What is included in the rent?
In addition to the accommodation, the rent includes:
Property Services, which, amongst other things, is responsible for providing tools and rectifying minor faults and defects, and liaises with external partners.
Group activities and offers that make it easy to lead an active daily life – most are included. If an event costs anything, the price is always shown on the Plushusene app.
Access to the large communal building, which includes a fitness room, workshop, children’s play area, multi-purpose hall and lounge – the natural hub of the residential community.

Which services are extra?
Guest rooms, communal meals and materials for individual events are charged separately. The same applies to activities where residents choose to engage external tutors, speakers or similar.
The Common House
It is not possible to book the Common House exclusively for private events, as residents of Plushusene must be able to use the facilities in the community centre. At Lisbjerg Community Centre, there is a function room available for hire. It is situated a short distance from Plushusene, on Randersvej.
Communal meals: It is entirely up to you whether and how often you take part in communal meals. The communal meal scheme is based on residents taking turns to help with tasks such as cooking.
Guest rooms
With their own external entrance, these guest rooms can be booked by residents via the Plushusene app. So, if family or friends come to visit, they can stay overnight without you having to rearrange your home. Bed linen, towels and cleaning are provided. There is a small fee per night, plus a cleaning fee per booking, which will cover the costs.
Waiting list – with us, it’s a register of interest
At Plushusene, we do not have a traditional ‘first come, first served’ waiting list. When letting properties, we focus on creating and maintaining a mix of residents that supports an active and well-functioning community across generations and life circumstances.
If we have a suitable property available, we will invite you to an open house, after which you can submit a short, reasoned application. If we do not have a suitable property available, you can join the waiting list so that we can contact you when a suitable property becomes available.
Resident representation and resident influence
The residents of the housing community have decided to form a residents’ representative committee. The residents’ representative committee consists of 3–5 elected residents.
The residents’ representatives help to ensure that residents’ wishes and input are heard and form part of the dialogue with Plushusene. The residents’ representative committee and Plushusene also work together to address any challenges and on the ongoing development of the framework for the community.
